The ideal candidate will ensure that projects are completed on time, within budget, and to the highest quality standards. This role requires strong leadership skills, a thorough understanding of construction processes, and the ability to communicate effectively with various stakeholders.

Responsibilities:

  • Oversee and manage all stages of multifamily construction projects, from planning and development to execution and completion.
  • Ensure all projects are delivered on time, within scope and within budget.
  • Manage project scheduling, coordinating with trade partners and suppliers to ensure timely delivery of materials and services.
  • Directly supervise all LMC site staff and coordinate all construction-related activities and related workers.
  • Collaborate with architects, engineers, and other construction and building specialists.
  • Conduct quality control procedures to ensure the highest standards are maintained.
  • Oversee contract compliance and ensure all work meets project specifications and quality standards.
  • Resolve any issues or delays that occur onsite promptly and effectively.
  • Enforce all health and safety regulations, ensuring a safe and risk-free environment at all times.
  • Develop and maintain strong relationships with clients, subcontractors and all relevant stakeholders.
  • Provide regular updates and progress reports to senior management.

Qualifications

  • Minimum 10 years of experience as a Superintendent
  • Proven track record of successfully overseeing and completing multifamily construction projects.
  • Exceptional project management and time management skills
  • Expert understanding of construction procedures, materials, and project management principles.
  • Excellent knowledge of construction quality control, building codes, and safety regulations.
  • Proficiency in construction management software, BlueBeam, project scheduling platforms, and other relevant computer applications.
  • Superior leadership, communication, and negotiation skills.
  • Ability to work under pressure and solve problems efficiently.

Job Description:

The Project Manager (PM) supervises and coordinates the safe completion of assigned projects on time, within budget, and to the specified quality. The PM oversees all aspects of a project, including planning, scheduling with the Superintendent, cost control, general supervision, and labor relations. The PM will delegate day-to-day functions to the project team while maintaining overall responsibility for the project's successful completion. The PM may manage multiple projects, assist in the management of larger projects, or be solely responsible for a single large project. Projects are assigned at the discretion of the executive team. The PM is responsible for developing and maintaining positive working relationships with all project stakeholders. The PM is expected to participate in the training and development of Associate Project Managers (APM), Project Engineers (PE), and Project Coordinators (PC) as they are assigned to projects.

Expectations:

  • The PM reports to their assigned Senior Project Manager (SPM), as well as the Project Executive assigned to their respective projects.
  • Accountable for the success of each assigned project.
  • Understand and navigate Owner Contract and General Conditions.
  • Keep all team members and stakeholders informed on all appropriate matters as to the progress of the project.
  • Trains and directs assigned project teams in LMC best practices and essential job duties.
  • Ensure project costs are properly controlled and forecasted.
  • Proper management and maintenance of buy-out logs, change order logs, and cost reports.
  • Assist the Pre-Construction/Estimating team with estimating, subcontractor selection, negotiating work and drafting scopes of work, subcontract and supply agreements.
  • Work with the Superintendent to initiate, maintain, and manage project schedules
  • Collectively with QA/QC and the Superintendent, implement and administer LMC Quality Plan
  • Review all construction documents. Bring all items of issue to the attention of appropriate stakeholders (Architect, SPM, Project Executive, VP/President).
  • Work with the project team to establish roles and responsibilities for each team member.
  • Establish and maintain professional and effective relations with the Owner/Development team, Architects and Engineers. Meeting regularly to review all aspects of the project
  • Establish and maintain professional and effective relationships with subcontractor and suppliers
  • Attend all regularly scheduled staff, team, OAC and subcontractor meetings.
  • Performs other tasks and duties as needed or assigned for the successful completion of a project, or the overall success of the company.

Responsibilities:

  • Produce, monitor, track and distribute project ASI's, CCD's, RFI's and Submittals
  • Assist in procurement of building permits, Certificate of Occupancy, and other required governmental or agency requirements
  • Assist Superintendent and Project Manager with Quality Assurance and Quality Control
  • Attend weekly or biweekly OAC and/or Subcontractor Coordination meetings
  • Issue meeting minutes and follow-up on meeting action items
  • Document construction progress through weekly site visits and photographs
  • Assisting in the coordination and securing of owner furnished equipment and furnishings
  • Help to create and maintain accurate as-built drawings onsite
  • Maintain project record documents including the assembly of final O&M manuals and As-built Drawings
  • Assist Project Manager in miscellaneous project duties
  • Fulfill special project needs as they arise.
  • Additional duties and responsibilities as assigned

Qualifications

  • Bachelor’s degree preferred
  • Ability to read, understand and interpret blueprints and construction-related documents
  • Proficient with MS Office Suite
  • Experience with AutoDesk, Bluebeam, and MS Project a plus
  • Exceptional communication skills

Job Type: Full-time

Pay: From $75,000.00 per year

Work Location: In person

The Construction Foreman is responsible for helping with the coordination of daily activities on a jobsite, along with the management and quality control of work performed by subcontractors and in-house workers. They report all daily progress and all safety issues to the Superintendent. Construction Foreman are to assist the Superintendent and Assistant Superintendent.

  • Always represent LMC in a professional manner.
  • Ensure safety measures are always being adhered to OSHA and LMC standards.
  • Document all safety violations and near misses.
  • Maintain erosion control logbook.
  • Help with manpower count and document daily progress.
  • Monitor the progress schedule and ensure expectations are being met.
  • Have a basic understanding of plans and details.
  • Supervise subcontractors and assist in quality control of work being performed.
  • Manage the punch list and ensure correction of all punch list items.
  • Determine and order equipment and materials according to project needs.
  • Demonstrate a working knowledge of Procore.
  • Ability to perform all Labor Foreman duties if one is not present.

Required skills needed for advancement to Senior Foreman:

  • Show mastery of all duties outlined in the Foreman job description.
  • OSHA 10 Certified
  • Proficient use of Procore, Word, and Excel.
  • Basic knowledge of MS projects.
  • Proficient knowledge of logbooks and record-keeping.
  • Moderate understanding and ability to read plans and details.
  • Basic knowledge of building procedures and sequencing.
  • Basic knowledge of field reports.
