Design: Intergenerational Living with Purpose
At the heart of Broadleaf Arbor is a vision of connection, between generations, neighbors, and nature. The 11-building campus includes a senior-focused elevator building and ten family-oriented structures, all clustered around green spaces and a preserved wetland. The Commons Building serves as the community’s hub, offering a teaching kitchen, study areas, and conference rooms to support social, educational, and professional needs.
The site design incorporates walking trails, community gardens, a bocce court, and a children’s play area, encouraging outdoor activity and interaction. The senior building includes a library and courtyard, while all buildings feature trauma-informed, inclusive design principles that promote comfort, accessibility, and dignity for residents of all ages.
Construction: Overcoming Challenges with Innovation
Broadleaf Arbor’s construction presented significant challenges, including shallow basalt rock and sensitive wetlands. LMC employed controlled blasting to safely excavate the site, an advanced technique requiring precision due to the proximity of gas tanks and major roads. This solution enabled efficient site preparation while protecting the surrounding infrastructure. The project also required extensive coordination among contractors, engineers, and environmental consultants to ensure compliance with sustainability goals and community-focused design.
Community: Building Belonging Across Ages
Broadleaf Arbor is a pioneering example of how affordable housing can be both inclusive and aspirational. Designed as a CFAA, the project brings together seniors, families, and individuals in a shared environment that promotes mutual support and lifelong learning. The development includes 75 Project-Based Vouchers, ensuring long-term affordability for residents earning 60% or less of the area median income.
Resident services are led by EngAGE Northwest, which offers a wide range of free programs, from wellness classes and arts workshops to book clubs and tech training. These services are tailored to support the whole person and foster intergenerational connection, helping residents build meaningful relationships and a strong sense of belonging.
Sustainability: A Commitment to Green Living
Broadleaf Arbor is a 100% electric community that prioritizes environmental stewardship and energy efficiency. The senior building is certified Earth Advantage Platinum, while the remaining buildings hold Earth Advantage Gold certifications. Key sustainability features include:
- A 117 kW rooftop solar array on the senior building
- Central heat pump hot water systems
- Enhanced insulation and air sealing
- Energy Star appliances and LED lighting
- Eight EV charging stations, supported by Oregon Department of Energy incentives
- Native and edible landscaping to support biodiversity and resident engagement
These features reduce greenhouse gas emissions, lower utility costs, and create healthier indoor environments for residents.
