The building’s exterior features high-performance fiber cement panels and European-style tilt-turn windows that maximize natural light and energy efficiency. Inside, residents enjoy designer kitchens with Energy Star appliances, induction cooktops in select units, and thoughtfully laid-out interiors that prioritize comfort and usability.
A standout feature is the fifth-floor amenity space, which includes indoor and outdoor kitchens, group seating areas, and a rooftop patio, creating a communal hub that encourages interaction and relaxation. The building’s layout and finishes were carefully selected to support a high-quality, sustainable lifestyle while aligning with the Tigard Triangle’s vision for a connected, livable neighborhood.
Construction: Innovation in Every Layer
Constructing The Steward required a high level of coordination and precision. As Tigard’s first certified Path to Net Zero building, the project required innovative systems and materials to meet rigorous energy performance goals. LMC worked closely with DIG Real Estate, consultants, and subcontractors to implement cutting-edge technologies, including:
- A 103-kilowatt rooftop solar array that generates nearly all the building’s operational energy.
- A fully electric domestic hot water system powered by heat pump technology, eliminating the need for fossil fuels.
- Mini-split HVAC systems and high-efficiency insulation to reduce energy consumption and enhance comfort.
Community: A Model for Urban Living
The Steward is more than a building; it’s a catalyst for community and environmental progress. Located within a designated redevelopment zone, the project received support from the City of Tigard’s Tax Increment Financing Agency and aligns with the city’s Positive Development Strategy. It offers a mix of studio to three-bedroom units, including two affordable apartments for households earning up to 80% of the area median income.
The ground-floor commercial space is home to a local medical office, enhancing access to essential services. Meanwhile, 75% of parking stalls are EV-ready, far exceeding industry norms and supporting the city’s climate goals.
Sustainability: A Path to Net Zero
The Steward is a trailblazer in sustainable multifamily development. As the first Path to Net Zero building on Portland’s west side, it demonstrates what’s possible when design, construction, and environmental stewardship align. Key sustainability features include:
- Rooftop solar that offsets nearly all operational energy use.
- High-performance windows and insulation that reduce heating and cooling needs.
- Electric-only systems that eliminate carbon emissions from natural gas or diesel.
