Originally built in 1989 by Bienestar, Montebello Apartments provides 49 affordable housing units across four wood-framed, three-story buildings in Hillsboro’s historic downtown. The property required significant rehabilitation due to water damage affecting all structures.
The scope included full exterior envelope replacement, including siding, roofing, gutters, downspouts, windows, doors, decks, and stairs. Site improvements addressed ADA parking, ramps, sidewalks, and asphalt repairs. Interior upgrades included new ERV systems, fans, electrical fixtures, and a full plumbing system replacement. The community room, laundry room, and main office were also renovated. Early project involvement created strong COBID community engagement, achieving 42.36% COBID participation.
